Who is a Renter?
A renter is a customer who comes to TimeAwayRental.com to find a vacation rental property to rent. The typical renter is looking to get away from the rigors of work and home and find either relaxation or excitement in their dream location. We let them search the site to find that perfect vacation rental property. Once they find that listing, they can either communicate with the owner via email or phone, check the availability of the rental, and book the rental on-line with their credit card.

How does the process work?
We have designed TimeAwayRentals.com for you - the renter. The goal is to get you started looking for a vacation rental right away. This is how you find your dream vacation home:
1. Searching for the Vacation Property Rental
Click a State on the US map.
The easiest way to locate a vacation rental is to click the state you want to visit. That opens up the State Search Results page. All the vacation rentals in that state are displayed. Two photo-featured vacation homes may be listed above the other vacation rentals. You will also notice at the top of the page there is a list of cities in that state where we have rentals.
Click on a city name.
You are directed to those vacation rentals in that city. A summary description of each vacation rental is listed. You are given the number of rooms, rental rate range, icons to identify available features, and a brief description of the property.
Click the underlined descriptive heading for the property.
Detailed information is displayed about the vacation rental on the listing page. A great deal of information is offered including description, photos, amenities, area information and attractions, and rates. A Reservation calendar is available to determine availability and the Feedback Review is a venue for recording the experiences of previous renters. The Owners phone and/or email is available to communicate with them directly.
Look at more listings
To look at other vacation rental properties, scroll back to the top of the listing page and locate the "path" statement on the top right. Example: Home>Colorado>South Fork>Cabin. Click Colorado to go back to the Colorado State Results page or click Home to return to the TimeAwayRentals.com home page to select another state.

2. Booking the Rental
Each owner has defined his or her rental rate policy, which is displayed on the property listing page. This information defines not only how much the property costs to rent, but also how much the renter is billed at the time of booking and what the future billings will be. They also identify how much the deposit is and what their cancellation policy is.
If the owner has opted to allow booking directly from his or her property listing page, you will see the booking calendar icon displayed to the left.
Click on this image and you are directed to a billing page where we capture your name, address, and credit card information. Based on the rules established by the owner, the proper dollar amount is displayed for the renter's approval. After approval, the renter's credit card is debited. The renter will know immediately if the transaction has been denied or accepted. If the credit card is denied, the renter will be allowed to enter another credit card number.
The Reservation calendar on TimeAwayRentals.com is immediately updated with your booking information. The dates are blocked off in red so no other party can rent the property on these dates if they book on TimeAwayRentals.com.
Immediate notification goes to the owner that includes all the booking and payment information. Payment is forwarded to the owner as soon as we receive it.
The renter receives a receipt via email detailing the credit card transaction information. The renter is also provided with the owner/agent's name, address, and phone number so the two entities can have the necessary information to continue their vacation property rental communication.
3. Working with the Owner
The remainder of your rental experience deals directly with the owner. Any additional payment requirements are handled directly with the owner. Contact the owner for the following information:
Cancellations
Refunds
Arrival/departure information
Rental application (if required)
and more....
4. Feedback on TimeAwayRentals.com
Most vacation property owners love to receive feedback on your experience. It not only helps them manage their business better but also lets other potential renters know what a great place they have!
When you enter your experience on the Feedback Review from Main Menu prompt, you have the opportunity to rate the property as well as add a comment about your visit. If your rating is below average, the owner has the opportunity to add a rebuttal to your statement. There will be one comment by the renter and one by the owner.
This medium is important for ensuring that the information posted on the property listing page is accurate and that the owners provide an experience that satisfies the consumer. All renters will be requested by email from TimeAwayRentals.com to provide their feedback after their vacation.
