How does the process work?
1. Browse our site
First take the time to browse our website. Perform some searches and see if your potential renters can find the rental property of their dreams.


2. Become a Member
Once you are convinced that this is a prime spot for your listing, become a member. There is no financial commitment required for becoming a member. From the Home page:

Click Login>Member Login.
Click the Not a Member? Join Now hyperlink.

Follow the 3 easy membership steps.

Once you are a member, you have access to your Member Account Home page. From here, you have the ability to add new listings, make changes to existing listings, and review the bookings or inquiries for your property listings. You will also have access to your TimeAwayRentals.com account information.


3. Add your listing
Login to the Membership area and add your first listing. You have the opportunity to preview your property before paying TimeAwayRentals.com. We will remind you several times via email that payment is required before your listing is activated and visible to renters on TimeAwayRentals.com. You have up to 7 days to pay for your property listing before we remove it.


4. Add additional options
You can add extra options that will enhance your listing for additional charges. Click a check box next to the option. The total cost for the listing displays as each option is selected.


5. Make a payment
You only pay for your property listing and the options chosen - no membership fees. Click the Make Payment button on the Member Account Home page. Each unpaid listing is displayed. Payment is made using our online credit card process.


6. Begin accepting Bookings!
Instead of emailing the reservation and payment information to the owner, TimeAwayRentals.com can process all this information directly on the website. The renter can determine availability by accessing the Reservation calendar provided by TimeAwayRentals.com. The Reservation calendar is updated when a booking is created or the owner manually adds a booking. When availability has been determined, the renter can book the rental directly on your listing page.

Owners don't need to spend time or money on a credit card merchant account. TimeAwayRentals.com provides this service accepting Visa, MC, and American Express. When the transaction is approved, the entire rental payment is forwarded directly to the owner. Only the transaction fee (up to 2.5%) charged by credit card companies is deducted from the payment to the owner. The owner transacts all follow-up activities, such as deposit refund or cancellation billings/refunds.


What does a Renter need to know about my property?
When you are adding your listing, try to put yourself in the shoes of a renter. They may be feeling some insecurity about booking a vacation at a place they have never been before. Help them prepare for the experience. This is why we have added some special categories like Area Information and Attractions. Let your renter know if there is skiing so they can bring their skis; hot springs means bringing your swimsuit; or horseback riding so they can dig their cowboy boots out of the closet. If your vacation rental is above 6,000 feet, you might want to let them know that drinking lots of water will reduce their chance of headaches and drinking alcohol at a higher altitude hits you a lot harder!


Here are some other thoughts:
Provide a map to your guests so they know how to get there. Best way to do this is via our hotline. In your recording, add the option for a map to be faxed directly to them.


Let them know the closest airport and train. Offer some car rental suggestions and them give them directions to your vacation rental. Another hotline fax opportunity!


A floor plan of your home can be scanned and uploaded as an image on your site. If you don't have the ability to do this, for a small fee we can do it for you! Renters love to visualize themselves in your home and where everyone will bunk.


Let your renters know their experience at your vacation home during each season. What can they do in the summer? What is the weather like on summer's eve? When is the rainy season? What can you do when it's raining? You get the idea.


What do expect of your guests? If you don't allow smoking or pets, let them know in the Miscellaneous Area.


In your amenities section let them know if they can phone home, work remotely via an internet access, have their trash picked up, use your sheets and towels, etc. With all this information, they can bring just want they need and leave room in their suitcases to bring home gifts for the grand kids.


Last but not least, any type of rental agreement is between you and the renter. If you require any type of agreement, let them know in advance

How does the process work?

We have designed TimeAwayRentals.com for you - the renter. The goal is to get you started looking for a vacation rental right away. This is how you find your dream vacation home:


1. Searching for the Vacation Property Rental

Click a State on the US map.
The easiest way to locate a vacation rental is to click the state you want to visit. That opens up the State Search Results page. All the vacation rentals in that state are displayed. Two photo-featured vacation homes may be listed above the other vacation rentals. You will also notice at the top of the page there is a list of cities in that state where we have rentals.


Click on a city name.
You are directed to those vacation rentals in that city. A summary description of each vacation rental is listed. You are given the number of rooms, rental rate range, icons to identify available features, and a brief description of the property.


Click the underlined descriptive heading for the property.
Detailed information is displayed about the vacation rental on the listing page. A great deal of information is offered including description, photos, amenities, area information and attractions, and rates. A Reservation calendar is available to determine availability and the Feedback Review is a venue for recording the experiences of previous renters. The Owners phone and/or email is available to communicate with them directly.


Look at more listings
To look at other vacation rental properties, scroll back to the top of the listing page and locate the "path" statement on the top right. Example: Home>Colorado>South Fork>Cabin. Click Colorado to go back to the Colorado State Results page or click Home to return to the TimeAwayRentals.com home page to select another state.

2. Booking the Rental

Each owner has defined his or her rental rate policy, which is displayed on the property listing page. This information defines not only how much the property costs to rent, but also how much the renter is billed at the time of booking and what the future billings will be. They also identify how much the deposit is and what their cancellation policy is.

If the owner has opted to allow booking directly from his or her property listing page, you will see the booking calendar icon displayed to the left.

Click on this image and you are directed to a billing page where we capture your name, address, and credit card information. Based on the rules established by the owner, the proper dollar amount is displayed for the renter's approval. After approval, the renter's credit card is debited. The renter will know immediately if the transaction has been denied or accepted. If the credit card is denied, the renter will be allowed to enter another credit card number.

The Reservation calendar on TimeAwayRentals.com is immediately updated with your booking information. The dates are blocked off in red so no other party can rent the property on these dates if they book on TimeAwayRentals.com.

Immediate notification goes to the owner that includes all the booking and payment information. Payment is forwarded to the owner as soon as we receive it.

The renter receives a receipt via email detailing the credit card transaction information. The renter is also provided with the owner/agent's name, address, and phone number so the two entities can have the necessary information to continue their vacation property rental communication.




3. Working with the Owner

The remainder of your rental experience deals directly with the owner. Any additional payment requirements are handled directly with the owner. Contact the owner for the following information:


Cancellations


Refunds


Arrival/departure information


Rental application (if required)

4. Feedback on TimeAwayRentals.com

Most vacation property owners love to receive feedback on your experience. It not only helps them manage their business better but also lets other potential renters know what a great place they have!

When you enter your experience on the Feedback Review from Main Menu prompt, you have the opportunity to rate the property as well as add a comment about your visit. If your rating is below average, the owner has the opportunity to add a rebuttal to your statement. There will be one comment by the renter and one by the owner.

This medium is important for ensuring that the information posted on the property listing page is accurate and that the owners provide an experience that satisfies the consumer. All renters will be requested by email from TimeAwayRentals.com to provide their feedback after their vacation.
